Balenciaga’s new flagship on Greene Street in SoHo, New York is more than just a retail space; it is a study in architectural tension, where history meets the brand’s “Raw Architecture” ethos.

The two-story flagship, housed in a 1908 steel-framed structure, reveals layers of its past while subtly aligning with Balenciaga’s contemporary aesthetic. By embracing the building’s inherent imperfections—exposed plaster, lime-wash bricks, and cabochon marble flagstones—the design resists traditional luxury conventions, instead offering a dialogue between raw materiality and refined retail experience.

Spatially, the store is composed of a distinct duality: a ground and mezzanine level divided by a wide horizontal slab. This deliberate segmentation enhances the interplay of structural elements, notably the supporting columns that act as sculptural anchors in the space. Display shelving, crafted from saw-cut remnants, further reinforces the commitment to sustainability, eschewing excess in favor of repurposed materials. A central skylight bathes the store in natural illumination, heightening the dramatic contrasts between coarse textures and Balenciaga’s carefully orchestrated interventions—plush carpeting, satin finishes, and ambient lighting.
